Pool Area Budget Savings — $18,000 Per Year

Financial2 min read

The committee is pleased to report that a comprehensive review of our pool area operations has resulted in significant annual savings for the body corporate. After several months of research, competitive tendering, and negotiations, we have secured new contracts and implemented operational changes that will save Villa Casablanca approximately $18,000 per year.

Total Annual Savings: $18,000

Pool maintenance contract renegotiation: $8,500 saved per year. Chemical supplier switch: $4,200 saved per year. Heating schedule optimisation: $5,300 saved per year.

The largest portion of savings came from renegotiating our pool maintenance contract. The previous agreement had been in place for over five years without review, and costs had crept well above market rates. After obtaining three competitive quotes, the committee selected a new provider who offers the same level of weekly servicing, water testing, and equipment maintenance at a substantially reduced rate. We also moved to a more efficient chemical supplier who provides bulk purchasing discounts and uses modern, longer-lasting products that require less frequent dosing.

Additionally, the committee worked with our pool equipment technician to optimise the heating schedule for both the pool and spa. By adjusting run times to align with peak usage periods and installing a more effective thermal blanket system, we have reduced energy consumption without any noticeable impact on water temperature during the hours residents most commonly use the facilities. The heating now ramps up in the early morning and scales back during overnight hours when the pool area is closed.

These savings will be reflected in the next financial year's budget and contribute directly to keeping levy increases to a minimum. The committee will continue to review all major contracts on a regular cycle to ensure Villa Casablanca receives the best value for owners. If any residents have questions about these changes, please contact the committee via the building manager.
